Policies

Tax: All rates are subject to current New Hampshire State Tax on Rooms and Meals.

Deposit: An advance of one night's lodging is necessary and confirms the entire period reserved. The BALSAMS does not overbook rooms. Deposits are refundable if cancellation is received 7 days prior to arrival date. The deposit is credited only to the last night of the reservation. Telephone reservations will be held up to five days without deposit.

Pet Policy:
The BALSAMS is pet friendly! Begining May 2nd, 2007, accommodations will be available for our guests who travel with their furry friends. Pet friendly rooms do require a one to two flight walk-up, and an additional $25 per room fee. Click Here to View Pet Policy.  Please call (877)BALSAMS with any questions.

Smoking:

Smoking, the use of candles, or incense is not permitted in The Balsams guest rooms.There are designated areas outside the hotel for smoking purposes. When hiking or walking outdoors,smokers should be particularly careful to ensure that their cigarettes, cigars or pipe ashes are fully extinguished and properly disposed of.The BALSAMS is a smoke free Hotel.

Cancellations and/or Changes:
Requests for cancellation or changes may be made by calling our reservation office at 877-225-7267. We must receive requests regarding your non-holiday reservation at least seven (7) days prior to your scheduled arrival date for a refund of your deposit; after that date, the deposit is non-refundable but may be applied to a future reservation within ninety (90) days. Holiday reservations are subject to a thirty-day cancellation policy. Cancellations or changes to your reservation requested less than two (2) days prior to your scheduled arrival result in forfeiture of your deposit. If you fail to arrive on the scheduled arrival date, your reservation will be cancelled and you will not receive any refund or credit.

Check-In/Check-Out: On the day of arrival, room availability generally cannot be assured until after 4:00 pm. On the day of departure, check-out time is NOON. Guests are invited to use all facilities all day on the days of arrival and departure.

Service Charge: For your convenience, we add a 15% service charge to room rates in winter, spring and fall to cover dining room and housekeeping personnel. In the dining room, wait staff are paid a per-meal stipend plus an hourly wage. Room attendants similarly are paid a basic per-room stipend plus an hourly wage. If your service from either the dining room and /or housekeeping staff has especially pleased you, feel free to reward them with a personal gratuity.

Miscellaneous Policies:
Please note, food & beverage service outside of the dining room is not part of this distribution, and this service should be rewarded when the check is presented. Gratuities are not included automatically.

During the summer social season, the responsibility for leaving gratuities is completely at the discretion of the guest. Personal gratuities for the dining room and housekeeping staff are generally distributed at the end of your stay. Envelopes are available in your guest room or from a captain in the dining room.

The entire staff is dedicated to providing the finest service during your stay and we welcome any comments concerning the services provided at the resort.
